Our Rates

We believe that we provide the best value for money in Santa Luzia. A grandiose statement but one that is reflected in the location and quality of the properties that we have. Our rates are per week and are the same for the whole of each month. If the booking crosses over from one month to the next we work out the total on a pro rata basis. We do not increase the rates for school holidays throughout the year but do apply a slight increase for the Christmas period.

Prices for 2023 bookings are largely the same as our 2022 prices with a few minor increases in High Season. Contact us regarding longer lets for the winter months.

Two Bedroom Apartment

Minimum Stay

Our two bedroom apartments, Andorinha and Polvo may be let as a one bedroom apartment outside of the ‘High Season’ – May to September. The one bedroom apartment Ria Formosa rate applies in this instance.

We have minimum 7 day stay for high season and holidays. If your enquiry is at any other time, the minimum period is 5 days so long as it is within the same week.

Extra Persons

Payment Method

Prices for one bedroom properties are based on 2 people sharing. Please add 50€ per head per week (or part thereof) if occupancy is more than 2 persons. For two bedroom apartments they are based on a maximum of 4 people sharing.

Any additional persons above the standard occupancy number must be agreed before you pay your deposit. We reserve the right to cancel your reservation and you risk losing your deposit if you do not adhere to this.

The preferred basis for payment is Bank Transfer or directly through our Property pages. Please note there is a discount by paying by Bank Transfer.

A 30% payment is required to secure your booking. The balance is paid 8 weeks prior to your arrival date. If the booking is made less than 8 weeks prior to your visit then the full rental amount will be required.

An additional deposit of 100 euros is payable with the final payment. This acts as security in case of any serious damage or breakages. This is returned at the end of your stay after inspection of the property. We endeavour to repay the deposit within a week of your departure

Cancellation Policy

Other Information

If a guest cancels their booking up to 8 weeks before their arrival date, then an Administration Fee of 50€ may be applied.

If Bookings are cancelled between 8 weeks and up to 2 weeks before the arrival date then 50% of the Total Rate will be refunded.

No refunds will be made if the cancellation is two weeks or less from the cancellation date.

We reserve the right to waive some or all of the above due to exceptional individual circumstances, a National Emergency or a Viral Pandemic.
